Home Staging types and Costs and Selling Your Home Part 4 of 4

In part 1 we went over what you needed to do as a home owner to prepare your property for the market including recommended paint colors. In part 2 we covered why it is important to hire a home stager for either vacant or occupied homes along with the costs. In part 3  we covered the vetting process for hiring a real estate agent. In part 4 I'd like to highlight one of our most recent project and what goes into the process.

Day 1 meet with agent to view the condo in Highlands NJ .  Take some measurements and discuss the demographic of marketing along with furniture placements and how many rooms to stage.

Vacant

Day 2 proposal is sent to realtor of costs for furniture rental and accessories along with how many hours is needed to stage and de-stage along with delivery and pick up of furniture. 

Day 3 proposal agreed upon, contract submitted and payment received.
Day 4 pull inventory and furniture that will  be used in the staging
Day 5 Staging Day

Day 6 Professional Photographer comes in to take photo's.  We always use Motion City Media out of Asbury Park NJ

Color Consultation

For must people picking paint colors can be very stressful....I look at as being fun and its only paint....I spent two hours with a client yesterday that was a having difficulties picking out paint colors....So I came in with an arm full of fan decks and suggestions. We spent some time discussing what her plans were ....her likes and dislikes

The first thing that I do is look at the entire house...as you want the hues and intensity to coordinate.   As you can see by her floor plan its pretty much an open one. I thought I would share what the colors look like in an actual room rather than just on a swatch ....these rooms are not the actual rooms that we are painting rather examples of rooms painted in the colors that we choose.

The first room we did was the dinning room - I picked out Farrow and Ball Cream #44 - Her colors in surrounding area's are golds and browns - This is a classic colour based only on the addition of yellow ochre and a little lamp black. - Mid Tone undercoat..

My client is an aroma and Reiki therapist....So her office needs to have a calming feel to it.  I picked out Benjamin and Moores Mesquite #501"Mesquite is a flattering light moss green without much yellow. I love it because it doesn't shout 'I'm green!' It says, 'I'm a very beautiful color.'" 

There were two spare guest rooms and a guest bathroom upstairs that we went to next.  I picked out Heirloom Gold by Benjamin and Moore - It will be perfect with the bedding and window coverings.

The next bedroom featured blues and browns....a bit more of a country feel with cottage furniture we picked out Benjamin and Moore HC 23 which coordinates beautiful with both summer and winter bedding in this room.

Finally the bathroom upstairs - Love Love this color - It is called Tea Light #471

No more paint on the floors

I used our home as a studio....which is one of the reasons we are selling.  It was too difficult to work and live around furniture moving in and out of this room.  The floor took a lot of abuse so we installed new flooring for the sale.  The tiles I choose are a Italian Imported Terracotta  which are very durable.

What is in your window boxes?

The colors of fall are just as beautiful as the fresh spring colors.  They are bold, rich and very much a sign of starting over.  This weekend I cut back some of my perennials, pulled the last of the vegetables out of the gardens and redesigned my window boxes and plantings in the front of our yard.

The secret to beautiful window boxes is a seasoned picker

this year I added a lot of different texture

I left the purple potato vine in added some ornamental pepper plants for added layering.

I did the same in the pots, I left in the chartreuse potato vines for added layer and contrast

It's basically the time for trees to reevaluate their priorities and start anew.

It's a time to reflect, and settle in to a new post-summer groove.

Apple Pie Quinoa Breakfast Bowl

serves 4

1 cup quinoa, rinsed

2 cups unsweetened vanilla almond milk

1/4 cup unsweetened applesauce

1/2 teaspoon apple pie spice

1/4 teaspoon vanilla extract

pinch of salt

2 medium apples, shredded

100% pure maple syrup, optional topping*

Bring quinoa, almond milk, and applesauce to a boil in medium pot. Reduce to simmer and continue to cook for 15 minutes until liquid is absorbed. Stir in apple pie spice, vanilla and salt. Pour into bowls and top with shredded apples and a drizzle of maple syrup if desired.

Nutrition Facts per serving: 230 calories, 4g total fat, 0g saturated fat, 0mg cholesterol, 125mg sodium, 43g carbohydrate, 6g dietary fiber, 11g sugars, 7g protein, 6% vitamin A, 8% vitamin C, 15% calcium, 15% iron

I am just getting back into the swing of things...after a short trip to Belfast Maine for a family members memorial service.

It really is amazing how much inspiration you can gather when you get out of your immediate environment.

Lets take for an example some of these pictures that I took along the way through forests, bays and the village...

What does my house look like?

 I often have been asked about what does my house look like?  Well, its hard to explain as it is a work in progress....

We bought this house in October of 2010 while we were still living in New York City full time.

We moved into this house full time March 2011 with various items and artifacts from previous homes all rolled  together now in one.

We spend a lot of time in the enclosed porch - This bell is rung at 4:30 during the summer  at the start of cocktail time

This table is always filled with people and food -   I invested in Lloyd Flanders  which can be used inside or out

This is why we spend so much time on the porch....sunny, warm and comfy...not to mention so great water views

Kitchen  is filled with what ever is needed to make some Delicious Meals....in dire needs of a renovation however 

I  bought this antique potting table which has followed me through three moves.....

There are always something happening on the water way that you need a closer look..

So as you can see our home is filled with items that make us feel comfortable and happy.  Our colors are warm , our furniture is comfortable and the house is always filled with family, friends, great food and wonderful wine.  I hope you enjoyed the gimps into our decor....

I'm looking for a TAN color

There is safety in the color TAN, and I think that is why so many people tend to want TAN/BEIGE. This color can be tricky in picky out....if you are not careful you might end up with pink hues on your wall.

The color to the left is by Benjamin Moore and is called Wilmington Tan (I've included the link above). Wilmington Tan is what I consider a SAFE TAN.  It is a great color for North facing homes....creamy caramel like.
